Prefab Cabins for Sale 2026: In Stock vs Built to Order
.jpg)
If you want a cabin you can buy and rent out this season, the cheapest finished cabin with a bathroom and a published price is the Deer Run Elk at $51,744 for 392 square feet, delivered and set on your foundation within 200 miles of its Kentucky shop. The cheapest park model with a bathroom, appliances, and heating in the price is the Lancaster Ozark at $56,900 for 325 square feet, before freight and set-up. Most cabins here are built to order, and Lancaster quotes 3 to 9 months. 3 sellers list in-stock units, and Lancaster’s ship in 1 to 2 months.
Decide first which type you are buying. A park model is a recreational vehicle (RV) of 400 square feet or less, built to the American National Standards Institute (ANSI) A119.5 standard and set on blocks or a pad. A modular cabin is built to a residential code, set on a crawl space or basement, and permitted as a house. The county, the lender, and the short-term rental permit treat the 2 differently. Every figure below comes from the seller’s own page, and where a seller does not publish a figure, the cell says so.
Park Models, Priced Before Freight
Ranked on the published price for rental use, lowest first. All are built to ANSI A119.5 and are 400 square feet or less.
Lancaster’s page says “Freight and set-up not included in prices” and puts moving cost at $10 to $12 a mile on its park model homes page. Green River’s FAQ says every cabin “comes fully equipped and move-in ready,” quotes delivery separately, and does no site work. Zook Cabins publishes no prices. Its park model package includes a microwave, fridge, cooktop, and AC and heating units, and its investment guide gives $97,000 to $135,000 for a cabin plus delivery, as an example based on 1 customer’s cabins.
Modular Cabins, Set on a Foundation
Ranked on the published price, lowest first. Each one is delivered finished and set on a foundation you build. Container cabins and the Boxabl Casita are compared in their own guides, linked below.
Deer Run’s pricing page lists a “double basin stainless steel sink (no appliances)” and says its cabins can be built to any building code in the country, with extra charges for snow and wind loads. Amish Built Cabins states “Modular certified build to International Residential Code (IRC) standards” and “foundation by others,” and its shipping policy makes the buyer responsible for unloading, which may need a crane. Ulrich prices its Bear Lake cabins “Starting in $80s” and publishes no exact figure.
In Stock Now
Built to order means a wait. Lancaster quotes 3 to 9 months, Zook a few months for a park model and 12 months or less for a modern cabin, and Amish Built Cabins says timelines are not guaranteed. Green River’s estimate form asks whether you want delivery in 2026 or 2027. 3 sellers list finished units in stock.
- Lancaster stock cabins: 16 units in Gap, Pennsylvania, with delivery in 1 to 2 months and a 25% deposit. The Rancher Loft #3563 is $77,600, down from $80,600, and the lowest-priced stock Sierra is $93,400, down from $98,400. Prices exclude sales tax and shipping.
- Green River inventory: 3 units. The Riverview #1922 is $82,200 and sleeps 6, the Guest House with Kitchenette #1874 is $86,000, down from $91,000, and the Topline with Loft #1815 is $112,480 and sleeps 8.
- Deer Run cabins on sale: The 14-by-32-foot Whitetail at $59,995. The page says to call for availability.
Zook lists 3 inventory cabins with no prices and says inventory models are built to local code. It lists the Two Pines as Colorado only and the A-Frame Lodge as Pennsylvania only, and names no state for the Musketeer.
Park Model or Modular: The Decision
Green River’s FAQ says park model RVs “cannot be placed on a permanent foundation under current building codes,” and Lancaster’s page says its park model “is 400 square feet or less.” Green River says every unit it builds is RVIA-certified, and the buyer blocks, levels, skirts, and connects it. A modular cabin needs a foundation, a building permit, and an inspection.
Compare the 2 cheapest rows. The Deer Run Elk at $51,744 includes set-up and a recommended foundation plan, and the Lancaster Ozark at $56,900 includes the appliances. As an example only, a Lancaster park model moved 300 miles at $12 a mile adds $3,600, and a Deer Run cabin inside 200 miles adds nothing.
Zook’s park model package includes delivery, with installation on your pad if requested, and its park models are the only cabins it sells in California. Ask the lender which of the 2 types it will finance before you choose, starting with the lender locator. Then check whether the county allows an RV as a rental dwelling, using the zoning rules guide. For the full budget once the cabin is bought, see the cost of prefab homes.
What the Tables Show
The cheapest cabin here is a modular, and the cheapest park model costs $5,156 more before freight. Deer Run’s Elk is $51,744 with set-up inside 200 miles, and Lancaster’s Ozark is $56,900 before freight at $10 to $12 a mile.
In-stock units cost more than the catalog and ship months sooner. Lancaster’s stock Rancher Loft is $77,600, against $61,900 for rental use or $66,900 for personal use for the catalog Rancher, which has no loft. The stock unit delivers in 1 to 2 months instead of 3 to 9.
Read what the seller means by delivered. Zook’s package includes delivery, with installation if requested. Lancaster includes neither, and Amish Built Cabins leaves the unloading to you.
Check which states a stock cabin can go to. Zook builds its inventory to local code and lists 2 of its 3 units for 1 state only.
Before You Order
- Price the pad or the foundation. Run the lot through the site-prep cost estimator. A park model needs a level pad and an 18-foot-wide clearance for the truck. A modular cabin needs a crawl space or basement.
- Confirm the loan. Use the lender locator and ask whether the lender treats an RV park model the same as a modular cabin on a foundation.
- Get the all-in number in writing. Ask for freight, set-up, appliances, and heating as separate lines. Deer Run lists no appliances, and Lancaster lists no freight.
