Prefab Log Cabins 2026: Amish-Built Delivered vs Kit

If you want a log cabin for a short-term rental and plan to hire the build out, compare a kit’s finished cost with a shop-built cabin’s price plus its site costs. The Conestoga Brandywine kit is $97,080 for 740 square feet. Conestoga’s own estimate puts a smaller kit cabin, finished by a contractor, at 2 times the kit price, or $194,160, and its Brandywine example at that multiple included permits, excavation, a crawl space, utilities, and appliances. The Lake Michigan cabin from Amish Built Cabins is on sale at $148,900 for 754 square feet, with the kitchen cabinets, 2 bathrooms, and heating and cooling installed. Add the $7,700 appliance package and it is $156,600, before the foundation, site work, utilities, permits, shipping, and unloading.

The delivered cabin costs less finished only if those items come to less than $37,560. A kit costs less finished when you do the assembly yourself, because Conestoga says its multiples drop when you build it yourself. Every figure below comes from the maker’s own page. Where a maker does not publish a figure, the cell says so. Ask the maker for that figure before you pay a deposit.

Delivered Cabins, Built in a Shop

These cabins are built in a shop and delivered as a finished unit. You supply the foundation.

Both Amish Built Cabins prices are sale prices, and both models showed as sold out when we checked on 22 October 2026, so confirm the price and availability before you plan around them. The Lake Michigan page lists half-round log siding as standard and also offers it as a $6,800 option. Ask Amish Built Cabins which one your price covers. Both of its cabins are built to the International Residential Code (IRC), according to the product pages.

The Amish Built Cabins shipping policy says customers are responsible for unloading, which may require forklifts or cranes. It also says production timelines vary by model and are not guaranteed. Zook includes delivery, setup, and the crane in its price, but it does not publish the price, and its Cozy Cabins collection is only available in the Northeast.

Log Kits, Assembled On-Site

A kit arrives as parts, and you or your builder assemble it on the foundation.

The Conestoga contents come from its kit list, which also includes porch materials and electrical boxes, switches, outlets, and light fixtures. The same page says delivery takes about 4 to 6 months once sealed plans are approved and state and local codes are met. Conestoga’s price-list page says its prices do not include freight or shipping.

The Cowboy Jr. page states that the kit is not a turnkey or move-in-ready cabin. It excludes site work, foundation, interior finishes, mechanical systems, and utilities.

Delivered or Kit: The Decision

Compare the 2 cabins of nearly the same size: the 740-square-foot Brandywine kit and the 754-square-foot Lake Michigan.

Conestoga publishes a turnkey estimate: the kit price times 2 for smaller cabins, and times 2.5 or more for larger or higher-end ones. It says both multiples are lower if you build yourself. Its Brandywine example at 2 times included permits, survey, excavation, utilities, concrete work, a crawl space, heating and cooling, the kitchen, appliances, bathroom fixtures, landscaping, and the building contractor. Conestoga says the examples are illustrative, and that it does not supply site preparation or utilities more than 6 feet from the building.

As an example only, the Brandywine at 2 times is $194,160, and at 2.5 times is $242,700. The Lake Michigan is $156,600 with appliances, before the foundation, site work, utilities, permits, shipping, and unloading.

At Conestoga’s 2 times estimate, the difference is $37,560. If those items for the Lake Michigan come to less than that, the delivered cabin is cheaper, because the labor to finish the interior is already in its price. Get local quotes for the foundation, utility hookups, and unloading equipment before you choose. No maker here publishes revenue figures, so the nightly rate in your market decides how long either one takes to pay back. For how the full budget breaks down, see the cost of prefab homes.

What the Tables Show

Compare finished prices when a contractor will build the kit. The Brandywine kit is $51,820 less than the Lake Michigan, and Conestoga’s own multiplier puts the finished Brandywine at $194,160 to $242,700, ground work included.

Read what the delivered price includes. The Lake Tahoe ships with metal siding, and log siding is $6,100 more. Appliances are extra on both Amish Built Cabins models.

Get the lead time in writing. Conestoga quotes 4 to 6 months after plans are approved, and the Cowboy Jr. quotes 16 to 18 weeks to shipment. Amish Built Cabins does not publish a lead time for its delivered cabins.

Check that the maker delivers to your state. Zook’s Cozy Cabins are sold only in the Northeast, and Zook does not deliver to Alaska or Hawaii.

Before You Order

  1. Price the ground. Run the lot through the site-prep cost estimator. Every unit price in the tables leaves out the foundation, and a delivered cabin also needs room for unloading equipment.
  2. Confirm the loan. Start with the lender locator. Ask the lender whether it treats a kit you assemble the same as a finished modular cabin.
  3. Read the zoning. Use the zoning rules guide before you buy the land.

Makers that deliver other cabin styles are in the 8 best prefab cabins, rated. To see what a cabin rental business looks like once the units are up, read the Evergreen Cabins playbook. For related comparisons, see prefab cabin kits and 2-story prefab homes.
