Small Prefab Homes 2026: Ranked by Price per Square Foot
Written by

If you want a small prefab home with the kitchen and bathroom in the price, the cheapest is the Studio Home Summit 800: $150,924 for 800 square feet, or $189 per square foot, plus installation. The lowest figure in the table is the Mighty Small Homes Ranch at $70 per square foot, and that price buys a shell kit. The maker's own estimate for the same kit finished by a builder is $279 to $348 per square foot.
The ranking is on published price divided by published square footage, for units between 390 and 800 square feet. Every figure comes from the maker's own page. The 11 prices cover 3 different stages of a finished home, so read the "what the price includes" column before the rank.
The Ranked Table
| Rank | Unit and maker | Price as published | Size | Price per sq ft | Beds and baths | What the price includes, as the maker states it | |||||||||||||||||||||

| 2 | A-Frame, Mighty Small Homes | $44,537 base kit | 506 sq ft | $88 | 1 to 2 bed, baths not published | Exterior walls, roof panels, house wrap, roofing felt, and stamped drawings. Foundation is excluded | |||||||||||||||||||||
| 3 | Summit 800, Studio Home | $150,924 plus installation | 800 sq ft | $189 | 2 bed, 1 to 2 bath | Structure, finished interior, kitchen package, and bath package. Installation and site work are extra | |||||||||||||||||||||
| 4 | Summit 608, Studio Home | $129,874 plus installation | 608 sq ft | $214 | 1 bed, 1 bath | Structure, finished interior, kitchen package, and bath package. Installation and site work are extra | |||||||||||||||||||||
| 5 | Modern 16x40, Kanga Room Systems | $169,525 turnkey | 6 Every price above is the maker's starting price. Kanga's pricing page lists the Modern 16x40 twice. The $169,525 figure is from its accessory dwelling unit (ADU) and backyard studio table, and the same size is $188,425 in its cabins and dwellings table. Kanga also sells the 16x40 as a shell kit at $57,800, which ships within the continental United States. 3 Stages, 3 PricesThe table mixes 3 kinds of price, and each one leaves out different costs.
No maker publishes revenue figures. What a small unit earns depends on your market, your nightly rate, and whether your county allows short stays in a unit of that size. What the Next Square Foot CostsWithin each maker's range, the larger unit costs less per square foot, because the kitchen and bathroom cost about the same in both, and the larger unit spreads that cost over more square feet.
At Studio Home and Liv-Connected, the step up adds a second bedroom. What the Table SaysCompare prices only within the same stage. The Ranch 768 is $70 per square foot as a kit and $279 to $348 by the maker's own builder estimate. The Summit 800 is $189 with the kitchen and bathroom in the price, before installation. Price the larger unit before you settle on the smaller one. At Liv-Connected, 245 more square feet and a second bedroom cost $35,000, or $143 per added square foot, against $330 per square foot for the 500-square-foot unit. Check where the maker installs. Kanga's $169,525 turnkey price applies in most of Texas. Liv-Connected, Dvele, and Honomobo do not publish a delivery area on the pages we read, so ask before you compare. Get the exclusions in writing. Honomobo's model pages do not say whether foundation, delivery, or installation is in the price. Dvele excludes delivery and on-site costs. Ask each maker for the list of exclusions with the quote. Before You Order3 checks before a deposit, in order.
