If you need a prefab home that arrives with a bathroom and a kitchen, the lowest published price is the Incred-I-Box from Incredible Tiny Homes at $29,900 for 128 square feet. The cheapest per square foot is the Barton Forest Ranch from Next Modular at $88, for a 1,280-square-foot house priced at $113,163 at the factory. The Boxabl Casita sits between them at $60,000 and $166 per square foot.

‍

The ranking is on the maker's published unit price, lowest first, among units whose price includes a toilet, a shower, and a kitchen. Every figure comes from the maker's own page. All 3 makers sell in the United States. No maker's low price covers delivery, site work, or utility connections, so read the last column before the price.

The Ranked Table

The Incred-I-Box comes in 4 lengths. The 2 between the rows above are $34,900 for 160 square feet and $39,900 for 192 square feet.

What Each Price Leaves Out

  • Incredible Tiny Homes. The maker's delivery page publishes no rate and tells buyers to check costs with the delivery provider. It says site work and utility preparation are the customer's responsibility. Neither product page lists a refrigerator.
  • Boxabl. The unit-only buyer manages permits, site work, shipping, and installation. Boxabl's turnkey price is $150,000, or $416 per square foot, and it adds the foundation, installation, shipping, crane, and water, electric, and sewer connections.
  • Next Modular. The home-only price is for the house at the factory. The maker's turn-key figure for the same plan is $231,986, or $181 per square foot. Next Modular calls that figure an estimate and says it is not a finalized quote.

‍

Shipping is the one gap you can price from a published rate. As an example only, 500 miles at Boxabl's $8 to $15 per mile is $4,000 to $7,500. For the costs after delivery, see the cost of prefab homes.

Wheels, Foundations, and Where Each Maker Delivers

The Incred-I-Box is built on a steel trailer. Its page lists "NFPA Certification (For Homes 8ft 6in and Narrower)" and does not say whether that is in the price. The Ace Series page lists an American National Standards Institute (ANSI) certification and does not state whether the unit sits on wheels or a foundation. Ask the maker both questions in writing, then ask your county how it classifies the unit.

‍

Next Modular lists 16 states it builds for, from Indiana to Florida, and builds turn-key only in Indiana, Michigan, and parts of Illinois and Ohio. It prints an estimated delivery date on each plan page. Boxabl does not publish a delivery area on the Casita page. It says a unit can be set up in as little as 2 months, and that permit timing depends on the local jurisdiction.

Low Prices We Left Out of the Ranking

2 published prices are lower than most of the table, and neither lists a kitchen and a bathroom in the price, which the ranking requires.

‍

  • Mighty Small Homes Modern 256. The base kit is $26,885 for 256 square feet. It includes wall and roof panels, house wrap, and stamped drawings. The foundation is not included, and the page lists no plumbing, kitchen, or bathroom. The maker's own finished estimate is $67,213 if you build it yourself and $107,540 to $134,425 with a builder.
  • ESCAPE eBoho GO. The base price is $39,440. The page does not list the size, a kitchen, or a bathroom, so it cannot be ranked here. Delivery cost depends on location and is not published.

What the Table Says

The lowest price buys the fewest square feet. The Incred-I-Box is $29,900 for 128 square feet, which is $234 per square foot. The Barton Forest Ranch is $113,163 for 1,280 square feet, which is $88.

‍

Compare unit prices with turnkey prices from the same maker. Boxabl goes from $60,000 to $150,000 once the foundation, shipping, and connections are in. Next Modular goes from $113,163 to an estimated $231,986. In both cases the unit is less than half of the maker's own finished figure.

‍

A kit price is the starting cost of a build. The Modern 256 kit is $26,885, and its maker estimates $67,213 finished. That is more than the Casita's unit price.

‍

Check what "kitchen" means on each page. Boxabl lists full-sized appliances. Incredible Tiny Homes lists no refrigerator, so price the appliances before you compare.

Before You Order

3 checks before a deposit, in order.

  1. Price the ground. Run the lot through the site-prep cost estimator. Foundation, septic, and utility lines are outside every unit price in the table.
  2. Confirm the loan. Start with the lender locator. A unit on a trailer is financed differently from a modular house on a foundation.
  3. Read the zoning. Use the zoning rules guide before you buy. Ask the county whether the unit counts as a dwelling and whether short stays are allowed in it.
