Prefab Homes in Michigan 2026: Makers That Ship to Your Lot

If you want one Michigan price that covers the home, foundation, and septic, Next Modular is the only maker here that publishes it. Its Clover Ranch is $115,396 for the home alone and $221,068 as a turnkey estimate. The company says its turnkey service covers anywhere in Michigan. The lowest published price on the list is a $25,600 Shelter-Kit shell, which you finish yourself.
Apart from Next Modular’s turnkey estimate, every price in the table covers the unit or kit only, and the site work is yours. The table lists 9 makers that publish a price and a delivery area that includes Michigan, sorted by published price, lowest first. Where a maker does not publish a figure, the cell says “Not published.”
The Michigan Table
Backcountry Hut sells in Canadian dollars, and the US figure is its own approximate conversion of $274,698 CAD.
What the Turnkey Estimate Adds
The Clover Ranch turnkey estimate is $105,672 above the home-only price. The largest line items Next Modular lists are:
- $28,899 for setting, finish, permits, and gutters
- $20,073 for a crawl space foundation
- $15,000 for site work management
- $12,000 for an in-ground septic system
The company says the figure “is not a finalized quote, contract, or offer,” and the estimate leaves out garages and porches unless the home description lists them.

Delivery Is Extra on Most of the List
DEN is the only maker in the table whose kit price includes shipping, for the lower 48. Next Modular’s turnkey estimate includes delivery, but its home-only price does not. Shelter-Kit, Deltec, and Backcountry Hut charge for shipping separately, and Wheelhaus charges $6 to $8 per mile. As an example only, at that rate a 600-mile delivery is $3,600 to $4,800. Ask each maker for the freight figure to your address before you compare prices.
How Michigan Regulates Modular and Manufactured Homes
Michigan runs separate programs for modular and manufactured homes.
- Modular homes and other factory-built buildings. The Bureau of Construction Codes, part of the Department of Licensing and Regulatory Affairs (LARA), runs the Premanufactured Units Program. It is authorized by 1972 PA 230 Section 19, MCL 125.1519, which allows buildings “to be certified for use in Michigan at a place of manufacture, other than the site of final use.” The Bureau must approve manufacturers and their inspection agencies, and approved units carry Bureau labels.
- Manufactured homes. LARA’s Mobile Home Section administers the Mobile Home Commission Act (PA 96 of 1987). An installer with a license from the U.S. Department of Housing and Urban Development (HUD) sets a new manufactured home on its first installation. A previously occupied home needs a Michigan-licensed installer and repairer.
Neither LARA page covers park model RVs. Ask a modular maker whether your model carries Michigan premanufactured unit labels, and ask your township how it classifies a park model before you order one.
Short-Term Rental Rules in 2 Michigan Places
Each city or township in Michigan sets its own short-term rental rules. These 2 examples come from each place’s own page.
- City of Traverse City. All owners who want to operate a Vacation Home Rental must first get a license under Ordinance Chapter 870. The application fee is $200, and renewal is $200. Licenses expire on December 31, and renewals can only be processed 90 to 30 days before that date.
- Grand Haven Charter Township, Ottawa County. A short-term rental is a rental for less than 28 days, and it may only occur in the township’s Short-Term Rental Overlay Zone. Every rental unit must be registered, and the short-term rental fee is $500. A home with a principal residence exemption (PRE) may rent for 1 or 2 periods of 6 to 14 days, up to 14 days in a calendar year, and rentals of less than 6 days are prohibited.
For other addresses, use the zoning rules guide before you buy land.
Where to Start
Ask Next Modular for a turnkey quote on your lot if you want one price for the home, foundation, and septic. Its published estimate is $105,672 above the home-only price, and the company says it is not a finalized quote.
Check who assembles the unit after delivery. Deltec’s shell price excludes shell assembly, so assembly is a separate bill. Outside its Southeastern U.S. shell assembly service area, you or your builder assemble and finish the shell.
Ask for the freight figure before you compare prices. DEN is the only maker whose kit price includes shipping, and Wheelhaus charges $6 to $8 per mile.
Before You Order
3 checks before a deposit, in order.
- Price the site work. Run the lot through the site-prep cost estimator. Only Next Modular’s turnkey estimate includes the foundation and septic.
- Confirm the loan. Start with the lender locator. Ask the lender whether it finances a modular home, a manufactured home, a kit, or a park model.
- Confirm the township. Ask the local building department which permits the unit needs, and ask the clerk whether short-term rentals are allowed at that address. Traverse City requires a license, and Grand Haven Charter Township allows them only in its overlay zone.
