Prefab Home Manufacturers in the US 2026: Who Ships Where
.jpg)
If your land is outside California, 2 of the best-known accessory dwelling unit (ADU) makers will not build on it. Abodu and Samara install only in California, and Dvele says it delivers mainly to the states next to its California factory. Studio Home and Conestoga publish delivery to all 50 states. Kanga ships its kits to the continental US and installs only in Texas.
Check the delivery area before you compare prices, because a maker that does not serve your county cannot quote you. The table groups 14 makers by the area each one states on its own site. Where a maker does not publish a figure, the cell says “Not published”. Ask the maker for that figure before you pay a deposit.
The Table, Grouped by Delivery Area
‍
Each price is one model’s published price, so ask each maker for its full price list. Next Modular lists a turnkey estimate of $231,986 for the same Barton plan and says the estimate is not a final quote. Backcountry Hut sells in Canadian dollars. Its pricing page lists the US figure for reference from $80,580 CAD, and says prices may vary with the exchange rate. Abodu says its projects are generally in the San Francisco Bay Area and Greater Los Angeles.
Where Makers Ship and Where They Install
Studio Home ships to all 50 states, but its model page says installation covers “the majority of major metropolitan areas in the US” and a travel radius around them. Deltec ships shell components anywhere and assembles them itself only in 10 Southeastern states, which it does not name. Its own crew builds the whole home only within about 45 minutes of downtown Asheville. Kanga ships kits across the continental US and installs only in Texas.
Ask each maker whether it delivers to your address and who assembles the unit once it arrives.
What Each Price Leaves Out
Each maker leaves out different costs, so the prices in the table do not compare directly.
- Delivery. DEN and Zook include it. Shelter-Kit, Conestoga, Deltec, and Dvele charge it on top. Deltec also excludes sales tax and shell assembly, and Dvele excludes on-site costs.
- The West Coast. Deltec adds a $15,900 West Coast Upgrade Package for California, Oregon, Washington, Hawaii, and Alaska, which covers extra architectural and engineering work.
- Installation. Studio Home and Samara price the unit “plus installation”. Abodu publishes an all-in figure that is $64,000 above its home price, before a $6,000 boundary survey and sales tax.
No maker in the table publishes revenue figures. For the cost layers after the unit, see what a prefab home costs, layer by layer.
Makers That Do Not Publish a Delivery Area
These makers publish prices but no delivery area on the pages linked. Boxabl lists the Casita at $60,000 for the unit and $150,000 turnkey. Mighty Small Homes lists a 256-square-foot kit at $26,885 and says shipping cost depends on distance. Incredible Tiny Homes refers buyers to independent delivery providers. Ask each one for its delivery area in writing.
What the Table Says
Check where the maker installs before you compare prices. Abodu and Samara install only in California, and Dvele delivers mainly to the states next to it. Outside that area, your list is the other 11 makers.
A nationwide maker usually ships a kit. 6 of the 9 makers that serve the lower 48 or wider sell kits, and 3 sell park models or modular homes.
Lead time is a carrying cost. Conestoga quotes 4 to 6 months after plan approval, and Dvele 6 to 12 months to move-in. Backcountry Hut quotes 3 to 4 months of fabrication and recommends starting 9 to 12 months before assembly. You pay for the land the whole time.
Before You Order
3 checks before a deposit, in order.
- Confirm the maker serves your county. Ask for delivery and installation to your address in writing, with the freight figure.
- Price the ground. Run the lot through the site-prep cost estimator. Of the prices above, only Abodu’s all-in figure and Next Modular’s turnkey estimate include a foundation and utility hookups.
- Confirm the loan. Start with the lender locator. A kit, a park model, and a modular home are financed differently.
