If you run 1 to 3 Airbnb listings and want software to sync calendars and send guest messages, 4 of the 5 main property management systems (PMS) publish a price, and the lowest is $0. Hospitable Essentials costs nothing. Lodgify Basic is $14 a month for 1 property on a yearly plan. Guesty Lite starts at $20 a month per listing on an annual plan. OwnerRez is $40 a month for the first property. Hostaway publishes no price and asks for your listing count instead.

Each vendor bills on a different basis. Some charge a flat fee per listing, some add a share of each booking, and some quote. A percentage changes the order: Guesty Lite’s $9 plan plus 1% costs as much a year on $60,000 of bookings as Hospitable’s $59 Professional plan.

How Each Vendor Prices

Guesty sells 3 plans by portfolio size. Its pricing page puts Guesty Lite at “1–3 listings”, Guesty Pro at “4–199 listings” with a “Get a quote” button, and Enterprise at “200+ listings” as a “Customized offer.” Its FAQ says hosts “move to Guesty Pro on the same platform, with no migration.” The Guesty Lite page lists 3 ways to pay: from $9 a month “Per listing + 1% per reservation” as a limited-time offer, from $20 a month per listing on an annual plan, and from $29 a month per listing on a monthly plan. The pricing page quotes $9 without the 1%.

Hospitable charges a base fee that includes a set number of properties, then a fee for each extra one. Its pricing article lists Essentials at $0, Host at $29, Professional at $59, and Mogul at $99, in US dollars. Essentials has no property limit. Host includes 1 property and caps the account at 2.

Lodgify prices by plan and property count. For 1 property in US dollars, its pricing page shows Basic at $18, Starter at $33, Professional at $58, and Ultimate at $85 a month on monthly billing, and $14, $26, $47, and $68 on yearly billing. Basic is for 1 property, and Starter for up to 2. The FAQ says “Lodgify does not take a cut of your bookings,” and the same FAQ lists a 1% transaction fee on online guest payments.

OwnerRez uses a sliding scale. Its costs and fees article charges $40 for the 1st property, $15 each for properties 2 and 3, and less per property after that, and says “The minimum fee is $40.00, even if all of your properties are disabled.” Websites and SMS messaging are premium features with their own fees.

Hostaway’s pricing page asks how many listings you manage and asks you to request a quote. It publishes no price, no fee basis, and no contract terms.

The Published Comparison

Listed by the lowest published flat monthly price for 1 listing, with no booking percentage, lowest first. “Not published” means the vendor’s page does not state it.

What It Costs on 1 Property

As an example only, take the $400,000 property from our tax-loophole post with $60,000 a year in bookings, on 1 listing.

  • Hospitable Essentials: $0. Professional, which adds the direct booking site, is $59 a month, or $708 a year.
  • Lodgify Basic, yearly: $14 a month, or $168 a year. Starter, which adds a website, is $26 a month, or $312 a year, plus 1% on any online guest payments it processes.
  • Guesty Lite, annual: from $20 a month, or $240 a year.
  • Guesty Lite at $9 plus 1%: $108 in fees plus 1% of $60,000, which is $600, for $708 a year. The percentage grows with your bookings.
  • OwnerRez with a hosted website: $40 plus $15 is $55 a month, or $660 a year.

Guesty’s Lite prices are “From” figures. Ask Guesty for the exact price for your listing before you sign.

Pick by Situation

  • Pick Hospitable Essentials if you want a channel manager and scheduled messages at no cost and do not need a direct booking site yet. See Hospitable’s free plan for what Essentials leaves out.
  • Pick Lodgify Starter if you want a direct booking website at the lowest published price for a plan that includes one. Our Guesty and Lodgify comparison covers the 2 website builders.
  • Pick Guesty Lite on the annual plan if you have 1 to 3 listings, want message workflows on the entry plan, and expect to grow past 3 listings. Guesty Pro runs on the same platform. Ask Guesty whether the direct booking site is included on Lite or sold as an add-on. Host Camp’s Guesty partner page says you “Get $20 off your first month when you sign up through our partner link.”
  • Pick OwnerRez if you want to know the exact bill before you sign up. It publishes every fee tier and premium feature price.
  • Ask Hostaway or Guesty Pro for a quote if you manage 4 or more listings for owners. Our Hostaway and Hostfully comparison covers Hostaway’s features.

Before You Sign Up

  1. Ask whether any fee is a percentage of bookings or payments. Guesty Lite’s $9 option adds 1% per reservation, Hospitable’s Basic direct booking plan takes a 1% commission, and Lodgify charges 1% on online guest payments.
  2. Check the cancellation terms for annual billing. Hospitable’s annual plan is non-refundable 30 days after your trial starts.
  3. Count your listings for next year as well as this year. Hospitable Host stops at 2 properties, Lodgify Basic covers 1, and Guesty Lite is sold for 1 to 3 listings.

The Host Camp Take

For 1 to 3 listings, the pricing basis changes your yearly bill the most. A percentage of each booking costs more as your bookings grow, and a flat fee per listing stays the same. Write down your listing count and your expected yearly bookings, then price each plan on both before you start a trial.
