Airbnb Pricing Tools 2026: Fees and Data Compared

If you are choosing a dynamic pricing tool for an Airbnb listing in the United States, the first decision is how you want to pay. 3 tools publish a flat fee for 1 listing: DPGO at $18 per listing per month, and PriceLabs and Wheelhouse at $19.99. 4 publish a fee tied to bookings: Beyond at 1% or 1.25%, Wheelhouse at 1%, PriceLabs at 1% as an opt-in plan, and DPGO at 0.5% or $1 per booked night. Airbnb’s own Smart Pricing is the fifth option, and its help page states no fee. A 1% fee costs less than $19.99 a month until a listing books $23,988 a year.
The 5 Tools Compared

What Each Fee Model Costs on 1 Listing
As an example only, take the $400,000 property from our tax-loophole post. Suppose it books 200 nights a year at $300 a night, which is $60,000 in nightly rates, plus $6,000 in cleaning fees. The fee each tool charges on that year:
- DPGO Fixed, per booked night: 200 nights at $1 is $200.
- DPGO Flat Fee: $18 times 12 months is $216.
- PriceLabs or Wheelhouse Pro Flat: $19.99 times 12 months is $239.88.
- DPGO Flexible: 0.5% of $60,000 is $300, or $330 if the cleaning fees count. The page says “booked price” and does not define it.
- Wheelhouse Pro Flex: Wheelhouse says the 1% “Does not include taxes or fees,” so it is 1% of $60,000, which is $600.
- PriceLabs percentage plan: PriceLabs charges 1% of the total revenue reported by your integrated platform, which is $600 to $660, depending on whether the cleaning fees count. Switching to this plan locks you in for 1 year.
- Beyond Growth: Beyond says “The booking fee applies to the nightly rate plus guest-paid fees like cleaning and extra guests,” so it is 1% of $66,000, which is $660, less $50 in the first year for the $5,000 of bookings that carry no fee.
- Beyond Pro: 1.25% of $66,000 is $825.
On this listing, the lowest published fee is DPGO’s, because a $300 nightly rate makes $1 a night a small share. The percentage plans cost less than a flat fee on a listing that books little or only part of the year, because a flat fee runs every month the listing syncs and a percentage fee charges only when a guest books.
PriceLabs includes 1 automated sync per day and charges $1 per listing for each additional one. Its help pages describe that charge as both per month and per sync, so ask before you add syncs. Wheelhouse says Pro Flex “Cancellations are refunded,” and Beyond says bookings cancelled within 48 hours of booking are credited in full.

What Smart Pricing Leaves Out
Airbnb’s Smart Pricing page says the tool adjusts your nightly price inside a minimum and maximum you set. The page says discounts such as early-bird offers can take the guest’s price below your minimum, and weekly, monthly, and trip-length discounts override Smart Pricing. To use weekend pricing, you have to turn Smart Pricing off. Smart Pricing also overrides rule-sets, so a listing that uses a rule-set has to turn it off. The page covers your Airbnb listing only, so prices on Vrbo or Booking.com are set separately.
Pick by Situation
- Pick PriceLabs if your listing is on Vrbo or Booking.com as well as Airbnb, you run a PMS, or you have 2 to 5 listings. It is the only one of the 5 to state direct connections to all 3 booking sites, it lists more than 160 PMS and channel manager integrations, and it charges $14.99 for each listing after the first.
- Pick Wheelhouse if you run 10 to 49 listings, or want a free tier before you pay. It publishes $16.99 per listing at that size. Check that your PMS is on its list of 26 platform integrations, because it does not list Vrbo or Booking.com.
- Pick DPGO if you have 1 listing and want the lowest published flat fee, or a per-night fee. Its $18 flat fee is the lowest single-listing flat fee of the 3. Its pricing page lists no integrations, so ask which channels and PMS it connects to.
- Pick Beyond if your listing books little or only part of the year. The first $5,000 in bookings carries no fee. Its fee includes cleaning fees, so it costs more on a listing with a high cleaning fee.
- Pick Smart Pricing if you list only on Airbnb and do not use weekend pricing or rule-sets. Its help page states no fee.

Before You Sign Up
- Run each fee model on your own numbers. Work out last year’s bookings, with and without cleaning fees, and the listing’s booked nights, then run each fee model on those 3 numbers.
- Check that the tool lists your PMS or channel manager by name before you connect the listing.
- Set your minimum and maximum nightly prices before you turn on automatic syncing. Airbnb’s discounts can still take a guest’s price below the minimum.

The Host Camp Take
On a listing that books 200 nights at $300, every flat fee costs less than every percentage plan, and DPGO’s per-night fee costs least. On a listing that books less than $23,988 a year, a 1% fee costs less than $19.99 a month. Pick the fee model from your own booking total and nights first, then pick the tool by the channels and PMS you already use.
