Host Camp has a referral partnership with AirDNA and PriceLabs. If you sign up through our links, Host Camp may earn a commission at no cost to you.

If you want short-term rental market data without paying for it, 3 of the 4 tools here have a free option. AirDNA has a Free plan with a limited Rentalizer and limited market insights. AirROI publishes its market pages and revenue calculator free. PriceLabs gives you 1 market dashboard free once you add a listing to its pricing tool.

If you want a monthly plan with spreadsheet exports, Mashvisor publishes the prices: $49.99 to $99.99 a month on annual billing, with Excel exports from the $74.99 plan up. AirDNA’s Market Research plan is $79 a month, or $249 a year on annual billing, and its pricing page does not list exports.

Rabbu blocked our requests for every page we tried, so it is left out.

The Comparison Table

Listed alphabetically. Each figure comes from the vendor’s own page. “Not published” means the pages we could read do not state it.

How Each Tool Counts Occupancy

The same home can show 2 different occupancy rates, depending on whether owner-blocked nights stay in the denominator. Our guide to Airbnb occupancy rates by market type explains why the 2 methods disagree.

  • AirROI. Its glossary gives the formula as “Occupancy Rate = (Booked Nights Ă· All Nights in the Period) Ă— 100.” Nights blocked for personal use or maintenance stay in the denominator, so they lower the rate. AirROI says this is the definition behind every occupancy figure it publishes.
  • AirDNA. At the market level, its help center gives “( Total nights booked in a month Ă· Total nights available to be booked in a month) * 100.” A listing fully blocked for the month is left out, because “it has not been possible to make a reservation during that time.”
  • Mashvisor. Its occupancy guide gives “Airbnb Occupancy Rate = Booked Days/Available Days x 100%.” In its worked example, 5 nights blocked for maintenance come out of the denominator.
  • PriceLabs. The Market Dashboard pages do not publish a formula. The FAQ says it uses “several algorithmic techniques to remove blocks from the data,” and the method is not described.

As an example only, take a 30-night month with 15 nights booked and 5 nights blocked. On AirROI’s method, that is 15 ÷ 30, or 50%. On AirDNA’s and Mashvisor’s, it is 15 ÷ 25, or 60%. AirROI’s figure will read lower for the same market. Compare 2 vendors only after you know which method each one uses.

What Each Price Covers

AirDNA. On the pricing page, Market Research is $79 a month on monthly billing, or $249 a year on annual billing, which AirDNA shows as $21 a month. The Free plan costs nothing and includes a limited Rentalizer, limited market insights, and for-sale property browsing. Property Manager, for 6 or more properties, is priced by quote. The FAQ also names a Host plan, but the page shows no price for it.

The Host Camp partner page offers “10% off any AirDNA bundle” with the promo code HOSTCAMP. AirDNA’s help center says occupancy, average daily rate (ADR), and revenue update “each week,” and its Rentalizer tool and listing details update monthly. A canceled subscription stays active to the end of the billing cycle, and AirDNA asks for cancellation “at least two days before the renewal date.”

AirROI. The market pages and calculator cost nothing. You pay only for the API and bulk data. A market summary call is $0.10, and a revenue calculator estimate is $0.20. As an example only, pulling summaries for 100 markets is 100 calls at $0.10, or $10, which is the $10 starting deposit. Bulk datasets have no list price; the data portal says pricing “depends on data volume, geographic coverage, and complexity.”

Mashvisor. Lite is $49.99 a month on either annual or quarterly billing and lists no Excel exports. Standard is $74.99 a month on annual billing or $99.99 on quarterly. Professional is $99.99 or $119.99. The pricing page lists Standard at 20 Excel exports a month on its plan card and at 10 in its comparison table, and Professional at 60 and 30. Ask Mashvisor which figure applies before you pay. As an example only, Standard on annual billing is $899.88 for the year, with no refund.

PriceLabs. Each dashboard is priced by the number of listings it tracks. The help center puts the cost to update a dashboard daily at $9.99 per dashboard per month for 1,000 listings. The data comes from Airbnb and Vrbo and updates daily. The product page says “underlying booking data cannot be exported.”

Pick by Situation

Pick AirROI if you are screening many markets before you spend anything. Its market pages and calculator are free, and its glossary states the occupancy formula. Its figures use all nights, so they read lower than a source that removes blocked nights.

Pick PriceLabs if you already price a listing with PriceLabs and watch 1 or 2 markets. The first dashboard is free with a listing added, and each 1,000-listing dashboard after that is $9.99 a month.

Pick Mashvisor if you need Excel exports at a published price. It offers no refunds, so quarterly billing limits what you can lose to 3 months. On Standard, that is $299.97 for 3 months against $899.88 for a year.

Pick AirDNA if you want Booking.com listings in the data, or a published definition of which listings count. Of the pages we read, only AirDNA’s names Booking.com as a source. Try the Free plan before you pay $249 for a year of Market Research.

Before You Sign Up

  1. Ask for the occupancy method. Confirm whether blocked nights stay in the denominator, whether the figure is a median or an average, and the time window. Then compare tools on the same basis.
  2. Price the plan for your market. AirDNA’s Property Manager plan and AirROI’s bulk data are priced by quote, and PriceLabs prices dashboards by listing count. Get the exact figure before you enter a card.
  3. Run the specific address. A market figure describes the typical listing. Take your revenue estimate to the lender locator. If you are building on land, price the site work with the site-prep cost estimator and compare units in the 8 best prefab cabins, rated.
