Your Minimum Stay Rules Are Secretly Killing Your Revenue

You set your nightly rate, check it once in a while, and assume everything is fine. Meanwhile, your calendar is accumulating unbookable dead space.
Take a classic gap: A guest checks out Wednesday morning, and the next arrives Friday afternoon. That leaves Wednesday and Thursday nights sitting empty. If your minimum stay is set to three nights, those two dates are mathematically impossible for anyone to book.
AirDNA compared full-time US rentals in 37 large markets. Hosts who keep 1 price all year, or tweak it only now and then, book about 2 fewer nights a month than hosts whose pricing tool recalculates every day. AirDNA puts that gap at more than $6,000 a year. In San Antonio, Orlando, and Austin, it passes 4 nights a month. About 42% of US rentals run static pricing, or a static price with an occasional tweak.
01 Remember The Rule
A gap sells only if it’s at least as long as your minimum stay. With a 3-night minimum, nobody can book that 2-night gap at any price. Airbnb’s own host guidance says the same. It tells hosts with a 5-night minimum and 4 open nights between reservations to lower the minimum for those nights.
Hosts who close gaps do 2 things differently. Algorithmic hosts discount unsold nights by 12.7% on average, and static hosts discount them by 1.2%. About 81% of static-priced listings keep 1 minimum stay almost all year, compared with fewer than 4 in 10 algorithmic ones. You don’t need a tool to start, since your Airbnb calendar lets you set a custom price for any nights you choose.
AirDNA sells a pricing tool, and its study can’t prove that price alone caused the gap. Treat the 2 nights as a signal and test it on your own calendar.
Fix These 3 Things This Week
- Count how often you changed your rate. Look back 90 days. If the answer is zero or once, you’re in AirDNA’s static or manual group.
- Lower the minimum on your gap nights. Find every open run that’s shorter than your minimum and set the minimum to match the gap, for those dates only.
- Discount those nights, and stay above your floor. Your floor is what a stay costs you, including cleaning, supplies, and the platform fee. Start with Thanksgiving week, 31 days away.
We built a worksheet that runs you through the entire process, from counting how often you change your rate, to listing every gap on your calendar, to fixing each gap above your floor. Fill it in on your computer or print it, and start winning those nights back!
