UK Property Manager Waives Fees for Any Stay Under 4 Stars: The New Quality Guarantee Raising the Bar

Minimum 4-star experience…or you don't pay?

That sounds like an offer most Airbnb guests would exploit, right?

But it's how Pass the Keys, one of the UK's top property management companies, built their new Quality Guarantee.

This is how it works: If an eligible stay gets an Airbnb review that is 4 stars or lower (or a Booking.com review of 7 or lower), Pass the Keys waives their management fee for that booking.

Every low review triggers an internal quality audit and actions to correct it. So it's not just about waiving fees, it's about continuous improvement and transparency.

No excuses, just full accountability. Pretty neat.

But there are a few details worth knowing:

•  The guarantee applies only to short stays under 7 nights
•  Only Airbnb and Booking.com reviews are covered
•  A minimum 20% management fee is required
•  First‑time Pass the Keys hosts in pilot territories only

And if the host interferes, like direct guest contact or ignoring operational guidance, the guarantee is off the table.

If It Pays Off, Will Other Managers Follow?

The company (which manages more than 1,700 properties across 65+ locations in the UK and Spain) is putting their fee on the line to prove they can deliver consistent top-tier guest experiences.

Right now, the guarantee is only rolled out for UK hosts and investors.

But we think it might raise the bar for other big property management companies. If hosts start expecting this level of accountability, more companies could follow their lead.
