🏛️ Santa Barbara's 10-Year STR Debate Finally Gets a Vote
The City Council votes October 6 on ordinances that have been in development since August 2025, and the debate itself goes back over a decade. The new rules split short-term rentals into 2 categories: unhosted whole-unit rentals and homeshares where the owner stays present, each with its own zoning and licensing standards.

đź’° Broomfield, CO Wants to Nearly 4x Its Lodging Tax
City Council voted unanimously to send a lodging tax increase to the November 3 ballot, from 1.6% to 6%. The current rate has gone untouched since voters approved it in 1997, and sits well below neighboring cities charging 7% to 10%. Revenue would go directly to the city's Housing Authority.

📱 A Host Ignored a Warning About a Guest. It Took 15 Minutes to Regret It.
A previous host warned her the guest "had issues." She booked him for a month anyway. He immediately started making demands, professional cleaning, a hot water guarantee, but the real breaking point came when she mentioned a realtor would need to show the property weekly during his stay. He refused: "Confirmed is confirmed. Welcome to the real world." She canceled and refunded him within 15 minutes.

🏛️ Maryland County Wants Airbnb and Vrbo to Police Licenses For Them
Montgomery County's Bill 42-26 would force platforms to verify a valid county license before a listing can even go live, and bar them from processing payment on anything unlicensed. The push comes after an internal audit found 85% of short-term rentals in the county were operating without one, costing an estimated $1 million a year in lost revenue.
