Spain Orders Removal of 86,000 Illegal Airbnb Listings—Here’s What Hosts Need to Know

Spain just ordered the removal of over 86,000 short-term rental listings...

The surprising part? This isn’t a ban.

ICYMI, just a few days ago, the Spanish government instructed booking platforms to delete more than 86,000 STR listings that were operating illegally.

And this comes after a serious STR takedown last year, where Spain forced the removal of around 120,000 listings that didn't meet permit or registration requirements.

When Airbnb took too long to get the job done, they were fined €64 million for advertising illegal listings.

All in, that brings the total number of listings taken down to well over 200,000.

Why Spain is Cleaning Up Illegal Listings

In early 2025, Spain rolled out the national short-term rental registry.

This registry requires STRs to be properly registered and permitted, with valid registration numbers displayed directly on listings.

According to government officials, these 80,000+ listings didn’t meet those standards, and platforms were ordered to delete them.
(Or risk a hefty fine.)

The reasoning behind the move comes down to three things:

▪️ Cracking down on illegal rentals and having more control over listings

▪️ Reducing pressure on housing

▪️ Responding to growing backlash from locals dealing with overtourism

Why this Matters for Hosts (Everywhere)

It might seem like it from a distance, but this isn’t really another “Airbnb vs housing” story.

It’s deeper than that.

It’s about compliance, community impact, and trust.

Most of the listings that got shut down weren’t removed because of a ban—they were taken offline because they:

▪️ Didn’t have the right permits or qualify

▪️ Ignored local rules

▪️ Or operated in ways that created friction with neighbors and cities

And this is a reminder to all hosts that the future of STRs depends on:

✔️  Compliance and respecting local regulations
(not just the ones you can't get away with breaking)

✔️  Operating in a way that works with communities, not against them

Now, will this guarantee you’ll never face restrictions, a ban, or HOA drama?


Nope, that's what exit strategies are for.  

But operating responsibly does help shift the narrative.
