Recently, I joined my photographer for a shoot and learned some game-changing lessons I’m excited to share. Whether you’re setting up a new listing or refreshing an existing one, these tips will help your photos stand out and boost your bookings. Let’s dive in!

1. Be There or Be Square

I can’t stress this enough: if you want the best shots, show up! Being there gives you control over little details that elevate a photo from good to great. Adjust pillows, check for stray wrinkles, and make sure everything looks as inviting as possible. Being hands-on lets you make real-time tweaks that reflect your property’s best side.

2. The Power of Pillows

Here’s a quick win I discovered: make sure each bed has four main pillows—no exceptions. This small touch makes beds look cozier, more luxurious, and ready to welcome your guests. Don’t stop there! Pro Tip: When staging, adjust the curtains to frame the window and create a balanced backdrop that pulls the room together.

4. Schedule for Golden Hour

Lighting can transform a space, so make sure you’re getting the most out of it. Photos taken during golden hour (or twilight) have a warmer, more inviting feel. Trust me, a golden-hour glow adds a whole new dimension, making each room look dreamy and enhancing details without over-saturating.

Ah, the leaf blower—a host’s best friend for outdoor prep. A quick blast around the yard or porch can clear leaves, debris, and even cobwebs. It’s a simple yet effective way to make sure the outdoor area is spotless before the photographer arrives.

Insider Note: I used to rely on editing to fix the little messes, but that’s a time (and money) drain. A quick sweep with a leaf blower is much more efficient, and it saves your photographer from tedious post-editing.

6. Embrace Warm Lighting

There’s nothing inviting about cold, blue light. To create a warm, cozy vibe, keep your lighting in the 2300 to 2700 Kelvin range. This adds a welcoming, lived-in feel to your photos and sets a relaxing mood. Turn on all lights—overhead, lamps, sconces—you name it. Lighting gives each photo depth and energy that resonates with potential guests.

Pro Tip: Avoid harsh overhead lighting. If a room feels over-lit, turn off the overheads and go for lamps. It softens the space and gives a homier feel.

7. Fix It in Pre

The urge to rely on editing to “fix” things later is strong, but it’s a costly trap. I learned this the hard way. Spend those extra minutes perfecting the look before the shot—straightening pillows, aligning curtains, smoothing bedsheets. It saves time (and money) by reducing the need for post-production tweaks.

Remember: No one wants to spend hours on Photoshop. The cleaner the space, the better the photos, and the more natural the appeal.

8. Plant Trickery

Here’s a quick trick: instead of overloading each room with greenery, invest in a few high-quality plants and rotate them between shots. It creates a fresh look in each photo without needing a mini-jungle. Plants add a splash of life and color, so use them strategically to make rooms feel vibrant and lived-in.

Insider Tip: Opt for plants with broad leaves or unique shapes—they catch the eye and photograph well without needing too much fuss.

9. Hire an Airbnb Specialist Photographer

A quality photographer who specializes in Airbnb is worth every penny. Traditional real estate photographers often shoot for MLS listings, which require a different approach. Airbnb photographers know how to capture the home’s warmth, personality, and unique spaces in a way that resonates with potential guests. Budget $300-$600, or more in competitive markets, for a specialist who can help your listing shine.

Insight: MLS photographers often focus on highlighting square footage and room layouts, but an Airbnb photographer will focus on creating inviting, magazine-like shots that capture your property’s unique feel. It’s an investment that pays off in bookings.
