Here's how to properly analyze an Airbnb using the tools I personally trust to ensure a property is profitable before dropping a not-so-small fortune.

If you're about to spend hundreds of thousands on a property, maybe...just maybe...$300 on some good data isn't such a bad idea 🧐

Here’s what you need to know:

Tips for getting the data right:

• Use Tools Wisely: Platforms like AirDNA can be your best friend. They provide a ton of data and insights, but the real key is picking the right data and learning how to read it effectively. Side note: Promo code “ROBUILT” will give you a sweet little discount on the platform.
• Skip the Rentalizer: AirDNA’s "rentalizer" tool can help guide you, but you mostly definitely gotta go deeper—like analyzing properties with 20+ reviews, ensuring they’re hosted on Airbnb and checking review freshness.
  
• Days Available > 250: Only look at listings that have been tracked for 250+ days to get the clearest picture and avoid outliers.

🚨Red Flags to Look For:

• Properties only hosted on Vrbo? Pass. The data is not as reliable IMO.
• Gaps in review history? It means the property’s probably not the steady income generator you think it is.
• Outdated comps? Throw them out. Bad data is worse than no data.
