Instead of a single market, we're looking at the predictions, data, and trends for the 2026 U.S. short-term rental market and what's in store for hosts.

The Big Shift: From Chaos → Reset → Opportunity

The last few years have been a lot—from hype-driven investing to tighter margins. But 2026 isn’t a crash or a frenzy.

It's a year of normalization.

Sounds boring, but historically, those are some of the best years to invest.

Demand Check: What Actually Happened in 2025

Despite the headlines, there was no “Airbnbust,” and demand didn’t fall off a cliff in 2025. It simply leveled out:

•  Guests became more intentional, price-aware, and experience-focused.

•  Leisure travel stayed resilient, especially in drive-to and experience-rich markets.

•  Urban demand improved, but didn’t fully reclaim pre-2020 glory days.

What to Expect in 2026

AirDNA forecasts modest but steady growth:

•  ~1.5% demand growth in 2026

•  ~2.1% growth in 2027

Not explosive, but healthy.

Strong performance will favor affordable, experience-driven destinations and markets with steady domestic travel.

Why Supply & Demand Are (Finally) Aligning

Higher interest rates and rising property costs have a silver lining: They're slowing STR supply growth.

The era of “just list it and it’ll work” is officially over.

Less new competition means pricing power is slowly returning to well-run listings.

The Biggest Factor for Investors: The STR Investment Premium


After a steep drop, the STR investment premium—the gap between rental income and mortgage costs—has rebounded to ~$989/month.

That’s more than 3× higher than its late-2023 low of $277 and the highest since 2022.

This premium is a sign it's a good time to invest, and it's expected to grow through 2027. But with higher property prices, solid underwriting matters more than ever.

The Takeaway: Is 2026 A Strong Year for STRs?

2026 is no 2016, but it’s still got massive opportunity. Especially if you pay attention to the guest experience and booking behaviors.
