ICYMI: Lisbon made waves by reversing its long-standing ban on new STR license registrations.
And on the surface, it sounds like a big win for hosts.
But the reason behind the reversal matters more than the reversal itself.
The city changed course after the restrictions and bans didn’t deliver what policymakers expected.
The annual growth rate of home sale prices nearly doubled.
Rents kept rising.
Hotel prices surged.
In other words, restrictions weren't the cure-all for the housing crisis.
And Lisbon isn’t alone.
A few other cities that went hard on STR caps saw similar results:

▪️New York City: Listings dropped 92%, rents barely moved
The data is saying something many people aren't ready to hear:
Short-term rentals aren’t the big bad wolf behind housing affordability and shortages.

What happened in Lisbon wasn’t a rollback.
In some ways, the new rules are even stricter than before.
New registrations are back, yes. But those new registrations are still limited by where you buy, what the property was used for before, and how saturated each neighborhood already is.
