Airbnb's New Terms of Service Update & Changes Hosts Need to Know

In case you missed it, Airbnb is updating its Terms of Service, and a lot of important things are changing.
Hosts have to accept the new rules by April 20. If you don't accept them on time, your listing stops accepting new bookings, payouts freeze, and some host tools like your calendar lock up.
Here's the tricky part: You can't accept the new terms early. The prompt will not show up until April 20. That means every host will need to log in that day and accept before their account gets locked.
And this is the Terms of Service change everyone is talking about: The AI image ban.
AI-generated images are now strictly banned in damage claims. This comes after a Manhattan Superhost submitted fake AI photos for a $16,000 claim last year. A guest spotted the fraud when they noticed the same coffee table crack appearing in different positions across different photos.
Airbnb reversed the claim. Now, AI-altered evidence is banned entirely. And that ban includes images enhanced or altered in any way that might be flagged as tampered. With AI features now built into phone cameras, you need to double-check they're turned off when you take pictures before or after bookings. Don't forget to give your crew and cleaners a heads up, too.
