70 Amenities Is Where Bookings Start Dropping
You're not wrong that amenities matter. You're wrong about when they stop helping

You think every amenity you add makes your listing more competitive. A real dataset built from millions of listings says that stops being true around your 70th amenity.
AirROI, a short-term rental analytics company, checked real revenue and occupancy numbers against every amenity hosts list commonly. Revenue does climb as you add more amenities, but the gains flatten out hard after 60 to 70. Occupancy tells a different story: It peaks somewhere in the 50 to 69 range, then starts slipping for listings that go past 70. Past a certain point, more amenities start working against you instead.
Individual amenities carry the same trade-off. Pools, hot tubs, fireplaces, and BBQ grills all tend to push revenue up but come with somewhat lower occupancy, likely because they raise your nightly rate, add extra cleaning time between guests, or narrow who's willing to book. Know what you're trading before you add one.
Here's what to do with that:
Count How Many Amenities You're Listing

If you're over 70, that's worth a real look. You're likely well past the point where adding one more actually helps.
Get the Boring Stuff Right Before Chasing the Exciting Stuff
Wifi, hot water, a working hair dryer, clean basics. None of these make your listing stand out, but a single bad review about slow wifi does more damage than a missing hot tub ever will. Fix these first.
Price Around the Trade-Off If You Already Have a Pool, Hot Tub, or Fireplace

These amenities tend to pull in guests who book longer, pay more, and care less about a slightly higher nightly rate. Set a minimum-stay requirement and charge more for it, and let that guest be who you're actually competing for, instead of also trying to win quick weekend bookings on the same listing.
Pick 1 or 2 Additions That Fit Your Specific Property
A crib and a bathtub matter enormously to a family destination and barely at all to a downtown studio. The amenity that pays off in your market is rarely the one that pays off in someone else's.
The numbers can only take you so far. AirROI's data shows the general pattern across millions of listings, not what your specific hot tub, in your specific market, at your specific price, is actually doing to your occupancy.
