The property was expected to make $40,000. Thanks to that backyard revamp, it grossed $84,000 in its first year—double what Rob underwrote and double what comparable properties in the area make.

In three weeks of being live, this property booked $105,000 in future reservations. The craziest payback period for an Airbnb upgrade we've seen.
The lesson here is to look for properties with pools. If they'd needed to add a pool, this backyard upgrade would have cost double what it did. Also, try to find a creative hack when you find an affordable property with a "downside". That concrete pad turned out to be the star of the property and the hero shot feature.
$100k Backyard Upgrade #1: The $300K Rodeo Ranch in a "Dead" Market
Location: Flower Mound, Texas

The challenge with this one was the location. Even locals kept asking, "Why would anyone want to stay here?" There weren't many comps supporting this level of investment, especially on just the backyard. But the data was promising, so the owner took a leap of faith.
They went all in on experience-driven amenities, bold colors, and an outdoor experience that guests would pay a premium for. Here's what makes this backyard truly special:

- Pickleball and basketball mixed court
- Mini-golf course
- Outdoor playset with slides and swings

Don't let a skeptical market stop you. And don't think something won't work because no one in your market is doing it yet. Many Texas families and groups want a resort-style backyard without flying to Florida or California. If the data supports the build, go all in. The demand is there. The Palms Regency is a 4,600+ square foot luxury estate on a quiet cul-de-sac, designed specifically for family and group travel. This mega home allows up to 26 guests. One little hot tub in the corner won't cut it here. When you're targeting group stays and retreats, your backyard experience and group hangout areas need to do a lot more work.
The $200,000 price tag isn't all due to the size. This property did not come with a pool, and that alone added $80,000 to $100,000 to the budget. And they went all out with the other backyard amenities. They added a batting cage, turf soccer field, life-size chess, fire pit lounge, mini-golf course, playground, and endless outdoor seating zones. And yes, a heated pool and hot tub.
But here's our favorite feature: a toddler trike racing track with trikes provided.
This is the premium backyard experience. This stay evokes emotion. Because when you see this on the feed, you immediately think, "My kids are going to have so much fun here," or "My friends and I are going to remember this forever." Those are the kinds of responses you want to create with your resort-level backyard.

Assume the photographer's position. Design with the final photo in mind. Create clear focal points—a pool, a mural, a fire pit—that tell guests exactly where they are and how they'll feel. Place your amenities and murals with that hero shot in mind.
Maximize every square inch.
Turn weird nooks and side yards into usable amenities. A putting green. A small play area. Ask yourself: Is this space making me money, or is it just a walking path? Every space should make you money.
Photography is make or break.
If your photos don't capture the experience, reinvest in a better photographer. Use models. Show people enjoying the space. Drone shots and wide angles show the full layout.
The goal is instant bookability.
