How to Stage and Set Up Your Airbnb Like a Pro: 20 Essential Tips
Staging your Airbnb is one of the most important steps you can take to make your property stand out, increase bookings, and ensure happy guests. Here are 20 of my favorite tips, based on my experience staging over 50 Airbnbs.
Lighting and Ambiance
Use a Laser Level From hanging artwork to installing curtain rods, a laser level saves time and ensures accuracy. You can pick one up for around $25, and it's a game-changer. Seriously, don’t eyeball it—we can tell.
Warm. Lighting. Only. Cool, blue lighting feels cold and clinical. Swap out blue-toned bulbs for warm LEDs that create a welcoming, cozy atmosphere.
Add a Neon Sign A custom neon sign can instantly bring character and fun into your space. Whether it’s something quirky or location-themed, neon adds flair that guests will love (and inspire them to post about your space!).
Use Plug-in Sconces No electrician needed—plug-in sconces are an affordable way to elevate the style of any room. Don’t forget to hide the cords.
Focus on Light Fixtures in Key Areas Dining rooms and living rooms are high-impact areas where a statement light fixture can really make a difference.
Furniture and Decor
Focus on the Hero Shots Your top five listing photos are critical. Make sure they showcase the most appealing parts of your property, like the living room or outdoor spaces. Forget the hallway art—invest where it matters most.
Upgrade Basic Light Fixtures Builder-grade fixtures won’t cut it if you want to stand out. For $100 or less, you can install stylish fixtures that will make your dining room or living room pop.
Use Large Mirrors to Make Rooms Feel Bigger Guests will appreciate having a full-length mirror, and it also helps make smaller spaces feel more open. A quality mirror is a must-have.
Add Texture with Throw Blankets and Pillows Don’t forget to add cozy touches like throw pillows and blankets to your couches. These small details can make your space feel more inviting.
Skip the Big-Box Store Art Skip the mass-produced stuff and support local artists or small businesses. Your guests will notice and appreciate the unique touch.
Invest in a Mural Murals are a perfect way to create a selfie spot and make your Airbnb more Instagrammable. They’re a larger investment, but one that can pay off in exposure and bookings.
Details That Make a Difference
Refresh the Ceiling Don’t overlook the ceiling! You can wallpaper it or paint it for an instant transformation that adds depth and character to the space.
Go with Fake Plants Fake plants are a great way to add greenery to your space without the upkeep. Plus, they always look perfect.
Install Fans in Bunk Rooms If you’ve got a bunk room, a ceiling fan is a must. It’s functional, and if you pick the right one, it can even add some style to the space.
Take Photos at Golden Hour The best time to take photos of your property is during golden hour. The warm lighting will make everything look better and more inviting.
Dress Up the Hot Tub Area If you have a hot tub, don’t leave the space empty. Add string lights, a neon sign, or comfortable seating to make it an experience.
Pro Tips and Time-Savers
Don’t Do It Alone Instead of spending hours building furniture or installing decor, hire help. TaskRabbit is a great resource, and the money you spend will be worth it when you’re not wasting time on tedious tasks.
Juice Up the Hot Tub Area I mentioned this before, but I’m saying it again—don’t leave the hot tub space bare! Dress it up with lights, seating, and a neon sign to create relaxing vibes.
Use Custom Neon The mass-produced ones are fine, but go one step further with a custom neon for your space. It adds a fun, unique vibe that’s tailored to your property and location (guests will notice!).
Hire a Designer If staging and designing aren’t your strong suits, hire a professional. Their expertise will ensure your Airbnb looks its best, which leads to better bookings and reviews.
