Cost to Furnish an Airbnb 2026: Priced Room by Room

If you are pricing the furniture for a short-term rental (STR), there are 2 published numbers to work from. The low one is a priced list from a single retailer. Built line by line from IKEA’s product pages, a 1-bedroom unit for 2 guests comes to $2,546.74, and a 3-bedroom for 6 guests comes to $4,689.35, before delivery, assembly, and sales tax. The high one is a designer’s budget. Funkit Interiors tells its clients to budget $3,500 for every space in the home, which puts the same 1-bedroom at $17,500. Your cost falls between those 2 figures, depending on how much of the furnishing you buy at retail, through a discount program, or through a designer.
No source we found publishes a verified furnishing cost per bedroom across markets, so this guide uses only the 2 published figures above and shows the arithmetic.
The Priced Room List
As an example only, here is the lowest-cost version of 4 rooms, each price from the item’s own IKEA product page. Quantities are 2 sets of sheets, duvet covers, and towels per bed, so 1 set is on the bed while the other is in the wash.
The FADO lamp shows a $19.99 IKEA Family price until November 11, 2026, so the table uses its $29.99 regular price. The HÄGERNÄS dining set has a $199.99 in-store IKEA Family price until December 24, 2026, and the table uses its $259.99 regular price. The STOENSE rug is marked down from $159.99, and IKEA says that price is valid “while supply lasts.”
What It Costs by Bedroom Count
The bedroom total repeats for every bedroom. The living room, dining, and kitchen are bought once, and the kitchen needs a second flatware set once you sleep more than 4. The dining set seats 4, so a 6-guest unit also needs 2 more chairs, which the total below does not include.
The Funkit figure comes from its FAQ page: “If you count all the spaces in your home (bathroom, kitchen, bedroom, outdoor, dining, living room, game room), multiply that number by $3,500 and that should average how much to budget.” That answer sits under the question “How much should I budget for furniture?” The same page says, “In addition to our service fee, you are responsible for the furniture cost.” Funkit does not publish its service fee.
The 2 totals do not measure the same thing. The IKEA list has no bathroom fittings beyond towels, no outdoor furniture, no television, no art or decor, no light bulbs, and no curtain rods, and every item is the lowest-priced option we could link. Delivery and assembly are extra. Funkit’s figure is a budget for the furniture its designers specify, with decor included. Price your own unit by listing every room you will furnish, then deciding which rooms get retail pieces and which get designed ones.
4 Ways to Buy, Compared
Each row is taken from the company’s own page. “Not published” means the page does not state it.
Minoan says it has no warehousing and no delivery or installation service of its own, and it follows each brand’s shipping and return policy. HostGPO says that “if you don’t save more than your membership fee during your first year, we’ll refund you the difference.” Funkit’s FAQ gives 3 to 4 weeks for a virtual design and 4 to 8 weeks for a white-glove project to be “fully guest-ready.”
The 3 discount routes do not carry the same brands, so a percentage saved on one is not a price you can compare across them. Ask each one to price the same 5 items, the mattress, the sofa, the bed frame, the sheets, and the dinnerware, before you order.
Pick by Situation
- Pick IKEA at list price if you are furnishing 1 unit on the least cash and you will assemble it yourself. The 1-bedroom list comes to $2,546.74 before delivery.
- Pick Minoan if you want brand-name furniture and supplies in 1 cart with no membership fee. It is the only route here that is free to join with published discounts on furniture.
- Pick HostGPO if you are furnishing or restocking more than 1 property. The fee is $120 a year, and HostGPO refunds the difference if your first-year savings are smaller than the fee.
- Pick Funkit if you want someone else to design, order, and install the whole unit. Budget its $3,500-a-space furniture figure plus a service fee you will need to ask for.
Host Camp partners: Minoan offers “$25 off your first order,” and HostGPO offers “the 4-property access requirement waived plus a 3-month free trial” through Host Camp’s pages. HostGPO’s own pages do not state a property requirement, and its home page offers the 3-month trial to every new member, so confirm the terms when you sign up.
Host Camp partner: Book a Funkit consultation and Host Camp’s page says you can “Score $500 off your next Funkit design project.”
Before You Buy
- Get the delivery and assembly quote with the furniture quote. Neither the IKEA list nor Funkit’s budget includes them.
- Ask a discount program for its price on your exact items. A published average saving tells you nothing about the 5 items you will buy first.
- Keep every receipt by item. Publication 527 puts furniture used in rental property on a 5-year recovery period, and our amenities guide covers the de minimis safe harbor for smaller items.
Rob’s furnishing guide covers planning, mood boards, and staging. Host Camp’s free shopping list is the itemized stocking list for supplies. If you are financing the purchase, our lender locator connects you with mortgage lenders.

The Host Camp Take
The furniture for a 3-bedroom rental costs $4,689.35 at IKEA’s list prices or $31,500 on Funkit’s budget, and both figures leave out delivery. The discount programs sit between the 2, and their savings depend on the brands they carry. Start by listing every room you will furnish and pricing the 5 largest items at 2 sources.
